Why You Need a Buyer’s Agent

So you’re thinking of purchasing a home.  That’s awesome and super smart!  Not only will you be investing in your future, you’ll be taking advantage of great opportunities! The current interest rates are super low and there’s some new down payment programs to help you achieve your goals.

In a world of instant information, it’s very tempting to go at it alone.  “I’ll just surf the net”, you say and “I’ll sign up for instant listings with the email address I use for junk mail and registrations. (#kudosifyouhaveone) I’ll attend a few open houses when I’m in the neighborhood and/or I’ll call the person on the sign if I have questions.”  My house. My plan. My time. My terms.  Before you embark on this fabulous adventure, let’s consider some additional factors:

 

1. A buyer’s agent will have access to information you can’t get

Key words:  access, information, license.   Licensed real estate professionals have the most recent and up to date numbers on what’s for sale, what’s truly under contract and what has sold long before the third party internet sites are ever updated. (By their own admission, the numbers are inaccurate.)  There’s a reason you need the license to get the numbers.  Understanding fair market value and conducting business in a manner to accurately reflect this knowledge is one of the cornerstones of the Realtors Code of Ethics.

As a bonus, the true professionals, research the market daily to interpret the numbers and understand the trends.  They also work with trusted loan officers that can get you the best rate possible.

2. A Buyer’s Agent is obligated to represent the buyer as a client

Purchasing a home will most likely be the greatest investment you will ever make.  Can you buy a home without a buyer’s agent?  Sure.  You can also go to court without a lawyer too, but we wouldn’t advise that either.  What we would suggest for consideration, is representation from someone who clearly understands the profession and the market and works to exceed your expectations and negotiate the best price for you.

A Seller’s Agent is contractually obligated to represent the best interests of the seller as a client, which makes perfect sense (and cents) too.  Some would suggest that working directly with a seller’s agent will save money.  Perhaps the owner will not have to pay as much commission so the buyer will get a better price?  Maybe, maybe not.

Without representation, you won’t have the peace of mind in knowing your best interests in a transaction were first and foremost, and you’ll never really know the deal you could have gotten.  The largest investment of your life shouldn’t be determined by whether or not someone will give up their commission; it should be determined by someone who understands, after studying the market, what the best deal is and secures it for you.

3. 99% of sellers agree to pay for the representation on both sides of the contract

You’re the buyer.  You come to the closing table with a bowl full of money. (#cashierscheck) It’s dispersed according to the contract terms.  The seller has already agreed ahead of time to pay his own agent and the agent that represented the buyer, from their proceeds.  They were represented.  You were represented.  Everyone wins. Assigning one agent to equally represent the entire process is a lot like asking a football coach, to coach his team, the opposing team and referee at the same time.  Is it possible? Technically, but not advisable.  Most players would agree that each team greatly benefits from having their own coach.

4.  Consider the market

Currently, we are in a market of low inventory and multiple offers.  It’s crucial to be prepared when the right house comes along.  It’s also important to understand what it means to be in a multiple offer situation and whether or not overbidding is worth it.  A buyer’s agent has the resources that you need to make the decisions that are right for you.

Average Sale Price in Rochester NY and Other Fun Facts!

This month’s blog features the Greater Rochester Association of Realtors 4th Quarter Housing Stats!  Too many numbers can make your head fall off if you’re not used to it.  No worries. We research the market every day, so we’ve got the highlights for you:

  • wintersceneHomes sales have increased for the 5th year in a row! (5.3%)
  • The number of properties decreased slightly.
  • Median sale price increased to 130,000
  • Early pending sales in 2016 show an 8.5%
  • Sweden, Parma and West Henrietta saw the most action.

 

Let’s take a closer look at what has happened with the numbers in Monroe County for the past 30 days.  Recent statistics show:

Active:

stats1835 properties are listed as active with a median sales price of $136k.  While that looks like a large number, inventory is actually a little low, which makes it a great time to sell!  We’re using the median sale price instead of average sale price because the extreme highs and lows we sometimes experience in Rochester, can throw off the accurate picture.

Pending:

156 properties have gone under contract. The average median sales price was $124,900 with an average of 4 days on the market.  Because inventory is lower, homes are selling faster.  No reason to panic, but it does mean that every buyer needs to be prepared to pull the trigger with appropriate pre-qualification paperwork in hand, when the house matches 90%-95% of your criteria. Sold:

1176 properties have closed.  The average median price was 114,900 with a range from 7k to 875k.   Clearly there is something for everyone!

What do all these stats mean to you?  It depends on where you live and the actual location and condition of your current home.  We have the numbers you need to understand your home’s value, so please do not hesitate to contact us.

spreadsheet-28205_640In general, a tighter inventory creates a seller’s market.  Wise consumers will list now to get the best price.  This market condition doesn’t mean that buyers should wait, especially since interest rates will be on the rise this year; it just means that you need to take into account the big picture.   If you’re selling your home right now and buying another one, depending on the factors we discussed, you’re going to get an excellent price on your home. Will you pay a little more on your next one if you don’t wait?  Maybe, but in the grand scheme of things, it will even out because you’ll be catching the interest rates before they rise. This approach holds true for first time buyers as well. 3rd Quarter Real Estate Report in Rochester NY

cropped-shoplocal.jpgAt the Popoli Real Estate team, we not only love to support small business with our blog, we also strive to provide great real estate resources.  The 3rd Quarter GRAR Housing Statistics are out and we’re on top of it!  Here are the highlights:

The inventory is down.

The number of listings is down from this time last year, by 8.3%, but fear not.  The number of listings since the end of September has increased by 9.6%.

Sales have increased.

When we compare last year to this year, sales are up by 8.4%; that’s 4,020 transactions compared to 3,708 during the same period last year.  Webster, Irondequoit, Parma and Hamlin, showed the most gains.

statsThe average sale price increased.

The median sale price rose 6.7 percent to $136,000 and pending sales rose 3.9 percent.  It’s looking like the 4th quarter will be strong.  You can be in a new home for the holidays.

 

These statistics reflect all of the counties, but let’s take a snapshot of just Monroe County in the past 30 days.

Active listings:

Currently there are 2710 homes listed in the system as active.

Pending Transactions

Of homes that were listed in the last 30 days, 84 have gone under contract in an average of 4 days on the market.  The good ones go and they go fast.

Closings

In the last 30 days, 562 homes have closed at 97% of their asking price.  We did see a slight decrease in the average sale price as these closings reflect end of the summer purchases that may have sold for slightly less than their early spring counterparts.

What do all these numbers mean to you?

business-163461_640Inventory is steadily increasing.  If you are considering making a move (and perhaps a tax break) it’s an excellent time especially since we are seeing an overall increase in the median price of homes.  If you are making a purchase, there are still great interest rates to take advantage of.  If you didn’t find what you were looking for this summer, chances are, it’s coming to the market soon, and don’t forget that you can put our experience to work for you and build it!

Craft Breweries in Rochester, NY

Craft Breweries are hot!  Well, actually their hops and some other stuff.  According to the Democrat and Chronicle the industry has soared 59% between 2013 and 2014.  Remember wine trails?  We now have beer trails.  It’s all good, but where do you begin with so many choices?  We’re glad you asked, it’s turns out that social media and local businesses can help you get started.

Flour City Beer (appreciation association)

beer-349876_640This is actually a Facebook Group and not a page.  It’s open to the public in terms of finding it, but it’s a closed group so you need to get accepted by an admin.  Their definition as stated on the group page:

Flour City Beer (appreciation association) is about sharing your passion and enjoyment of craft beer with others that love it too!
The group was created on February 4, 2011. We are based in the Rochester, NY area but have members all over the state and country! FCBaa includes beer geeks and people that are new to the craft beer scene along with production brewers and sales reps for these delicious beverages. The hope is that we are a resource to all interested in great beer. We have intelligent conversations about the beers we love without discouraging those that are new to craft beer. We are all here to share our thoughts on old favorites, new and seasonal beer offerings, limited releases, and great beers from outside our distribution area. We encourage our members to have the mind of a student and the heart of a teacher.

Roc Beer

beer-203855_640Their description: A collection of people from Rochester, NY who love beer and have a great time drinking it together. Whether you still live here or happen to be in another state or country if you were once in Rochester you are still a part of the scene. 

Roc Beer is also a closed group, although there isn’t any pending status to wait through.  While some breweries do post their specials and latest flavors on the page, you still get reviews and answers to your questions when you ask.  You also get a list of local events and tastings that you can attend to find out what you like.

The deal with craft beers is that they’re unique and that’s awesome.  That also means that they’re limited editions.  We fell in love with a beautiful grapefruit shandy at the Lilac Festival in May from CB Craft Brewers, only to discover when we visited their tasting room that it was long gone.  Fear not, there was a strawberry blonde flavor that floated our boat and we bought a growler.

The truth is even people who aren’t beer people (aka. Wine lovers with potential) can still appreciate beer and you won’t know until you try. We have some nearby breweries that are just a hop, (see what we did there) skip and a jump away!

CB Craft Brewers

cbThe brewery is actually located in Honeoye Falls, but you’ll find them all around Rochester at different events and establishments to introduce their latest flavors, especially during Monday Night Football. (Find out where they’ll be next on their Facebook page.)   As it so happens, they’re having a Festival of Ales, on October 10th!  You can check out the fall foliage in nearby Letchworth (the number one state park in the universe, okay, in the United States) and check out some great ales too!

The Lost Borough

beer 2This craft brewery is one of our personal favorites and one you won’t want to miss. In fact, you may remember they were one of our featured businesses of the month.   Not only to do they have great beer, they’re a whole heck of a lot of fun–Geeks Who Drink, The Borough Runners and great brewery pairing nights.  Something for everyone! Tell us, what’s the history of Warren’s?  How did you get started?

My dad started this business over 30 years ago on the corner of 5 Mile Line and Ridge Road in Webster. At the time the building was only 900 square feet. After a few additions there, we moved under Hegedorn’s Grocery store with 15,000 square feet. I bought it 3 years ago with my wife Rachel and two sons Rick and Jack.

What makes Warren’s Decorating Center unique?

We have the people who know what they are doing when it comes to product knowledge and we have our own flooring installers so we know exactly who will be on the job. What are the biggest challenges you face as a small business owner?

My favorite thing is when a young couple comes in and says “my parents told me that Warren’s is “the only place to come for flooring and paint.”  Another one is when someone stops by and says that as kids they remember coming in with their parents.  We’ve had the good fortune of serving several generations and look forward to serving the generations to come.

Choosing a Realtor in Rochester, NY

ChoicesWhat makes life such an awesome adventure is the ability to choose.  According to the Quora website, based on several different studies posted on the internet, the average adult makes 35,000 choices a day.  At first glance, that number is quite overwhelming.  Keep in mind however, that some choices are easy: stopping at the light when it’s red makes sense; and some choices are a matter of preference: chocolate sprinkles are awesome on vanilla frozen custard.  What’s crucial is understanding that some choices require extra research before you make a decision.  Where you live is an important decision as your home will probably be your largest investment.  Choosing the right Realtor to help you make the move is equally as important.  Here are some great questions to ask according to the National Association of Realtors which encourages all consumers to interview agents:

podcastI am co-owner of Strong Body Whole Heart (SBWH). Our mission is to help individuals transform from the inside out. SBWH started out as a podcasting idea over lunch one day, with Kelly Covert,  my business partner in Syracuse. We each had our own coaching companies and we realized as we were working on the birth of our podcast that our mission would be so much stronger if we joined forces. SBWH is a little over a 1 1/2 old.  Kelly is in Syracuse and I commute once a week to podcast and work with Kelly along with seeing clients in the Syracuse area. I am based out of Rochester.

Why did you choose to be a coach? Or did it choose you?

My background is in fitness but I always felt like there was something missing not only inside myself, but with my clients as well. At a time in my own life when I was questioning my path, I was given the gift of a weekend getaway to The Shadow Experience retreat with bestselling author Debbie Ford. The weekend was transformational and I knew without a doubt I wanted to coach others. It was like a voice spoke right to my heart saying “you need to do this, this is your calling”. I studied under Debbie for the next 18 months and became a certified Integrative Coach Professional.

Whether it’s throwing the football with her son, kayaking with her daughter, or having a potluck with friends and family on the beach, nature fills her soul. Maggie also teaches outdoor boot camp and interval classes and is a marathon coach for a local running store.

How did your business get started?

I started painting when i was in college in Fredonia and when I moved to Rochester I decided it was time to break out on my own and started Perfection Painting and Wallpapering. I actually met my wife through the painting business. I went to give an estimate to her mother for their church. I have known the family for years so we got talking. I ended up taking my wife out on a date and the rest is history! We now have a beautiful daughter, Melissa and we’re currently building a house out in Walworth. (Editor note:  Did we not tell you that paint can change your life?)

Why would we choose your company over another?

Perfection Painting and Wallpapering is a family friendly and Christian based business. We pride ourselves in our work and won’t leave your home until you’re 100% satisfied! Like it or not, once you hire us, you’re stuck with us! We are a full service painting company which includes all phases of interior/exterior painting and staining.  We are also able to provide services in wall repair, skim coating, and carpentry work that includes crown molding, chair rail and some remodeling.
